Collectively, with bordering Avondale, named one of the nation’s top 10 neighborhoods by the American Planning Association. Riverside sits just south of downtown near the St. Johns River. Dubbed a historic district by the City of Jacksonville, and on the National Register of Historic Places, its also one of the city’s densest – and most diversified. A compact mix of housing, business, and entertainment, Riverside is some three square miles straight out of an indie
photograph. In close proximity to the urban core, a road away from connector I-95, and street-ways built for pedestrian-friendly transit, this neighborhood is ideal urban living. Relative construction is consistently underway, making for expansion to serve all wants and needs.
A primarily residential neighborhood, choices are vast; wealthy homes blend with affordable like peers in a line-up. The neighborhood is showered with historic homes, and those of a unique, rarely seen build; many innovations came to light by the influx of architects living in the area after the Great Fire of 1901. As opposed to subdivisional housing, houses line the interconnecting streets side by side. Single-family homes, duplex and quad-plex units, townhouses, and high-rise
condominiums are most common. Residents find a select main streets directing everyday whereabouts; among them, Post, Stockton, Park, King, Margaret, Forbes, College, Oak, Herschel, and Riverside Avenue. Leading St. Vincent’s Medical Center is located here, four public and two private schools serve the area, and Florida State College at Jacksonville’s Kent Campus is nearby.
Dining, retail, and entertainment can be found in the district’s Five Points. A central square of shops, bars and pubs, as well as cultural happenings. It’s also home to the legendary Five Points Theatre. Find here churches, eclectic restaurants, and all things ‘GoLo’ (the area’s “Go Local. Buy Local.” initiative). Down the road, nightlife comes alive on King Street, with popular Kickback’s Gastropub, whiskey bar Rogue, staple local breweries Intuition Ale Works and Bold City Brewery. Tattoo parlors, beauty studios, and small eateries

abound as well. Pub crawls and street food truck events make the area unique. Other attractions include the Cummer Museum of Art and Gardens and the budding ‘CoRK arts district’, a homegrown studio and exhibition corridor for local creators.
The Riverside Avondale Preservation, a coalition and vocal voice for the neighborhood, sees to its growth and organic state. It, in collaboration with other city sponsors, are committed to a healthy and

sustainable community. Its weekly Riverside Arts Market is held every Saturday under the downtown bridge, with live entertainment, hundreds of vendors, fresh produce and goods, and outdoor benefit events. Riverside Park, Memorial Park, Willowbranch Park, and Rose Garden Park offer recreation and open-air green space.
The exceptional planning of Riverside, loyalty of its residents, character of its community, and aura of nature and nurture, make it a truly “Great American Neighborhood.”
